The solution is items with affiliations, whose mechanics are mostly the same but vary based on the element.
I like these boots because their mobility benefits are quite varied, particularly when it comes to the "teleportative" plasma of fire.

Boots of Elemental Passage
Wondrous item, uncommon
This pair of boots are affiliated with one of four elements: air, earth, fire, or water. While you wear these boots, you can use a bonus action to activate them and gain a mobility benefit that lasts for 10 minutes. Once this action is used, the boots can't grant their benefit again until the next dawn.
The boots' benefits are determined by their elemental affiliation.
- Air. You gain a fly speed equal to your walking speed.
- Earth. You gain a burrow speed equal to your walking speed, which only allows you to move through unworked earth, sand, or stone, but you can't end your movement there.
- Fire. You gain the ability to walk between fires. While you are within 5 feet of a fire, you can spend 10 feet of movement to teleport to an unoccupied space within 5 feet of another fire you detect within 30 feet of the original fire. Both fires must be of your size or larger and you can only teleport this way once on each of your turns.
- Water. You gain a swim speed equal to your walking speed, as well as the ability to breathe underwater.
Primordial Variant. For this very rare variant, the boots are affiliated with all four elements instead of only one. When you use the boots' bonus action, you gain the benefit of an element of your choice. Then, you can't gain that element's benefits again until the next dawn.
