My personal opinion is that I don't like it. Hindi kelangan ni Meg Yung share issuance na Yun for capital. I think it's just an excuse for AGI to buy MEG at cheap price. Hindi Naman ganun kalaki yung issuance, kumabaga nasayang lang lahat Ng share buybacks na ginawa nila dati.

"(AGI) is infusing P2.6 billion into its real estate arm Megaworld Corp. to support future business expansions. authorized capital stock of the listed property giant. The shares will be subscribed at P1.90 per share for a total subscription price of P2.61 billion."

Sa recent press release nila parang around 70%+ lang Ng kanilang Data Center Ang occupied. Well I think need pa Ng mga additional companies or enterprise na mag migrate into Cloud sa Pinas.

Ang problema diyan Kay UBP is kaka SRO lang niyan. Tapos mag SRO ulit sila. Kung walang mag materialize si ginagawa nilang capital raising activity, it's share dilution. UBP is not attractive since a lot of the banks right now are growing on these high interest rate environment.

Depende kung walang pumatos sa SRO at ibenta nila sa outside investors Yung unsubscribed shares.

Matataas utang Ng property stocks and mahilig din sila umutang for expansion plans. Therefore, kalaban talaga nila high interest rate environment. So far na grow padin ibang property stocks so I think it's just sentiment driven Yung kanilang stock price weakness.
